I'm not clear what you mean by "waive" when filing for taxes.You will incur those expenses, but they will be deducted proportionally to rented square footage to arrived at your taxable income.Regardless, I would not consider the tax impact when house hacking.

Both have similar size square footage, although the Journal Square property has 3 full sized bedroom, the Heights property has 1 full sized an 2 small bedrooms.I currently live in downtown Jersey City as a renter and I'm buying to live in initially, but expect to move out within a year or so, therefore, the ability to rent out the property is important.

With construction costs over $260 psf, this wouldn't add value to the project if it were in suburban Atlanta where rents and sales prices psf are lower, but in this part of town, sale prices of homes are $500-600 psf so adding square footage at $260 psf is a big win.

We bought for $420,000 last year, so we are already ahead $30K projections after build not including the newer construction we will have and bigger square footage we have as well.There is a contractor in LA that I had on my podcast, he does all ADU builds and the values come out of their properties due to the comps in the area that they do them in.
