Those who lack foundational (the ability to read and write at a high school level) or social skills are also the first to take offense to the fact that I "discriminate" against them... because I'm unwilling to risk my money on them.

For example, the property may need so much in repair (e.g. major items like roof, foundation, furnace, etc.) that a bank will not finance it in the current condition.It is also possible that the seller believes that property may not get appraised for an amount at, or near, their asking price, which will then pose problems for a buyer who is relying on financing. 

So many fail at wholesaling because they never lay the proper foundation of a RE career.

You need better foundations, make sense?

A good place to being when considering Cleveland, is breaking down your personal goals defining your financial structure and building a good foundation of team members you will be working with as you are situated outside of your immediate assets.
