Hey everyone just looking for advice I'm in Montreal Quebec and am having issues with my tenants refusing the rent increase because they renovated my property without my authorization nor me even knowing and they feel they can refuse my rent increase because they feel they payed for the renovations that I should be thankful and they won't be accepted any rent increases and are refusing to speak with us.

Have a title company review your documents, so that when you decide to sell; you have the authority to do.You can sell to the end buyer right away if you like.

Both Bank of Hawaii and the commissioner have told me that homeowner has no right to sell the home and everything must at this point go through and be confirmed by commissioner and court system.The lender in particular was very rude and standoffish and wouldn't speak with me much even though I had a 3rd party authorization from seller.

In this case, if the tenant generally paid on time, with something like a stroke, I would give him a month to see how it is going, if it seems that he may be able to return to the unit eventually.You can discuss with him, after he has had some time to go to rehab and see how recovery is going, if he is considering moving and if so, you can allow him to break the lease, or he can authorize someone else to  put his stuff in storage.
