It's usually me or my wife there reply on weekdays then on weekends usually our son. 

Genuinely curious because it seems like an awesome place to invest especially if you're going to occupy the property for a weekend or two. 

I can for sure make time to house hunt on weekends.

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

We chose the one on one because were overwhelmed with everything that kept getting thrown at us ( business credit, Tax professionals, call flows, marketing ect) and I knew all I needed was for someone to hold my hand for the first deal. ( that's what the sell factor was during one of the weekend events, was that the one on one would stay until I signed our first deal).

There are some weekend and evening calls but they don't pay enough to deal with all of the requirements, including going to a staffed FedEx location to mail the package the following day.

If I had the time I wouldn't be worried about doing it by myself, but I'd love to get the property up and running before Memorial Day weekend.

So, she stayed at home with the kids and I busted my *** on the weekends to make up that extra money.

Ideally, try to have many showings within the same day and on weekends.
