Don't put in a wax melt/warmer- grown adults will still dump wax all over. 

I have been up to this point using Mini Wax name brand poly.

I'm a custom home builder I have built sub divisons completed custom homes the entire ball of wax.   

Know basic plumbing, like changing the wax seal on a toilet, replacing a garbage disposer and hot water tank. 

@Lacey Burns we can wax philosophical all day long about whether or not it's a good idea. 

:Had your wife been trying to get you to quit your JOB before then or was this an out of the blue moment.No but we did have young kids, a full time nanny & yet I was still burning the proverbial candle both ends with a lot of property.

And rentals, even in good appreciation times, can't hold a candle to the trajectory of successful flips, IF you are redeploying the capital into another flip to keep it growing, and not spending it.

The toilet needs a new wax ring.

Leak wasn’t a gusher, just a few little drops every 8-9 mins… Also is the toilet wax ring/bolts/supply line replacement- which was not due to misuse or abuse or damages, just age-the responsibility of the moved-out tenant to pay (taken out of security deposit)?  

It's a whole different "ball of wax" from managing LTRs.My$0.02 ...
