I personally have no material desires beyond a comfortable home, reliable transport, and internet access.Back on topic, yes, similar cashflow could be achieved with $60K houses that rent for $1K/month.

I'm trying to narrow my search based on job growth, quality of schools, public transportation and real estate taxes (as you know, the taxes here are brutal).

In looking at the Oridna Municipal Code, I found two relavant sections:  Chapter 10.52 PARKING OF COMMERCIAL VEHICLES and Chapter 3.12 UNIFORM TRANSIENT OCCUPANCY TAX.It looks like the ordinance has defined a tiny house on a trailer as: "Oversize recreational vehicle" means vehicle, other than an automobile, which is self-propelled, motorized, and has self-contained living quarters, including a kitchen, bathroom and sleeping areas, and may be used for the transportation of people upon a street or highway, but not including any vehicle designed for travel on stationary rails or tracks.

I knew I wanted entry level or starter homes near good transport links, couldn't be over 10 years old because we didn't want to do repairs at a distance, at a certain price range, in a certain type of neighborhood, and must cash flow at a defined price-to-income ratio.

It's about a 30-40 minute drive from the city, and public transportation is also available. 

I also take a look at the area and make sure it's nearby grocery stores, shops, schools and transportation as these all meet the needs of renters and offer jobs in the area.I invest in areas that are lower economically than my own neighborhood but still safe and desirable to many other families.

They are not from the same country, some from Cuba, some from Ecuador, some from Peru, yes they all speak Spanish but not sure if that's "homogeneous".The property is only a few blocks from State Road 7 US 441, and that street is very busy - public transportation, stores, strip malls etc...so I suspect many work there, in the restaurants, auto repair, tire kingdom, hub cap heaven, super markets, pet shops etc...

I'm hoping to use public transportation/biking to commute to find deals.
