The way Airdna gets their data is vis a scrub, they take the last known price for a date that goes unavailable and assumes that means it booked at that price.

It would certainly involve a lawsuit if it was contested or if the buyer was unavailable.

it's tricky because if tenants are unavailable at the time of the appraisal or if units are vacant the appraiser "can," use current market rents (their opinion of) which may be good or bad depending on where your current rents are at.

As a former homeowner, if the contractors on my A list were unavailable and I had a job that had to get done, I approached my B list to find out their availability.
