You can place all your properties in individual LLCs, but under an umbrella name, like Wnek Properties.

You can also go a step further with a commercial umbrella policy if your net worth calls for it.I tend to be more worried that rates will spike, sending cap rates much higher and valuations much lower.

I'd say a couple of million is the minimum but you may already have that handled via your umbrella policy.

Up to 5 or 6 houses you can get a very affordable "umbrella policy" which will cover everything in your life up to several million.

I think umbrella policies can cover you fine for the most part, but I also am a big fan of just kind of keeping my mouth shut about how much I own.

I think we are kind of saying the same thing which is that there is a huge variance in values under the umbrella of those city titles and that you should be careful which comps your using when approaching a flip opportunity in that area.As Trevor stated, the subject property is North of the Freeway... and therefore probably should stick to the reseda comparables to not get an unrealistic ARV...Now off to get that SFV 818 forehead tattoo so I can reclaim my valley boy status
