The buyer I had lined up before listing on MLS found my house FSBO on Zillow so I thought listing on MLS would generate more traffic.

While the apartment is not high end by any means, it certainly is a more expensive rehab than one would do in a low income area.Paint and flooring materials used- Wall paint is Sherwin Williams Navajo White- Ceiling and trim paint is Sherwin Williams Ceiling Bright White and Extra White for the trim- Kitchen/Dining/Bathroom floors are TrafficMaster Quartz Stone Vinyl Tile- Living area/bedroom flooring is Traffic Master Allure Country PineOther upgrades done to the unit- windows are new- the entire bathroom was gutted to the studs and redone.- countertop is new- we painted the existing cabinets and put new hardware on them- in the 3 season porch we frosted 2 of the windows and then just painted the existing walls, ceiling, floor

I have put it under the carpets for now and when I redo bathroom and kitchen floors, I will put it in the traffic areas under new tile floors or maybe engineered wood..not sure yet.

The tricky part is the commercial space which could be very profitable since there is a lot of tourists and foot traffic in the area.

Most are in Mpls or St Paul, but you will find some first-tier suburbs with large duplexes. 3-4 plexes are as common as a Vikings Super Bowl outside of the two cities.Within 45 minutes of MSP airport: This will be no problem, everything is within 45 minutes of the airport, especially in multifamily.Areas with a small town/ neighborhood feel are a big plus: South St Paul would have this feel so would Stillwater but that is probably more than 45 minutes from the airport with any level of traffic or bad weather.

Mine are too small to have on-site management, however I DO have gated access control which allows me to control traffic into the properties.

Of course traffic is something to consider, as UCSF and SFPD are also located there.

Wherever you decide just have to consider if they are a seasonal place (Panama city beach) or an area with a constant flow of traffic due to events, population, conferences, major airport etc etc
