depends on the market - and forget stainless steel - most real people who actually use a kitchen do not like them - attend to the cleanliness, size and functionality - that is what is important. refacing the cabinets is also a great idea but just paint and new hardware might do it.there are some nice textures you can get under epoxy for a new countertop - not everyone likes formica anymore, and this is cheaper - but you need to know your market. ceramic tile if you know how to do it is not expensive either - and yes - get rid of the tile backsplash - it is definitely dated with the white squares - tiles for that is very easy to do. do not like espresso color - remember dark colors make the space look smaller - think about this.what is that stuff above the cabinets?

If I am dealing with known commodities like @Sam Craven (Senna Homes) or @Lyall Storandt (New Western Acquisitions) or White Picket Realty, Jet Lending, Houston House Buyers, I will push to put money in escrow at a title company but I would still do a deal with them even if they wanted the deposit in their name.
