This is more ideal for a tenant/someone that has a background in doing handyman work but at this point you have to understand that you are now also going to be their employer. 

Leveraging your background in custom home building and development will definitely give you a strong advantage as you dive into the BRRRR strategy.

Minimum qualifications that I typically look for with tenants are a 600-620 credit score, need to be making at least 2.5-3x the monthly rent in combined income (verify their employment by making a call/googling), and I don't like to see any previous evictions/certain felonies for background check.

But they are getting the advice from people who are either (1) not qualified or experienced enough to rely on their advice (2) biased to some degree, perhaps unintentionally, by their background, business interests, training, etc, or (3) providing advice in a general sense without a thorough understanding of the questioners personal situation or ALL the relevant facts. 

An official background check and personal referrals can help you identify red flags unrelated to finances, such as poor tenant behavior or previous criminal activity.

If a student wants to attend a LEGITIMATE university but their background indicates they won’t be successful an ethical college will reject their application.  

To me, that looks like a post to get business, but since you are new, I assume you don't really know the restrictions.To be successful on BP as an agent and advisor, you can't sell yourself and you have to have the background to help investors.
