For the average investor and accredited, I think honestly small cap growth, deflationary-proof stocks are the right passive investment along with private debt and not real estate in the shortest of terms.

To register, an owner must provide a completed application, proof of ownership, designation of a responsible party, a copy of the City of Bradenton’s business tax receipt, a current and active license as a TPLE, a current certificate of registration from the Department of Revenue, an exterior site sketch, an interior building sketch, a blank rental agreement, and any pre-existing rental agreements.

As long as you have proof of mailing you're okay on the time (not when she receives) If you end up spending less to clean then you may have to refund some of the cost.

Please provide the necessary documentation no later than [DATE/TIME] or confirm your intent to terminate the current lease and vacate no later than [DATE/TIME]"That's a very simple example, but gives you an idea.I also recommend you make tenants responsible for improvements, that they be at tenant cost, and that installation and/or removal be done professionally with receipts as proof.
