There’s no guarantee that a $50K per unit apartment will be magnificent but there’s a much higher likelihood you’re getting a better quality product.I could probably think of other advantages like long haul cap-ex per unit, etc. but that might get you started.The house-hacking choice usually comes along with no PM cost, DIY repairs, you can do your own landscaping, etc. so the operating cost structure (from my perspective) can end up being very different.

The reason for a detailed plan / breakdown of responsibility is to clearly and swiftly set a standard for the course of the partnership and then squash any potential breakdown later on down the road in case either partner forgets what was agreed to.Personally, I like a percentage based split. 60/40 for example.

The manager needs to assert themselves and make the tenants acknowledge that they are to address any correspondence about the property to them and not you.The management especially wants to correct any mistakes you may have made last time by making the tenants aware that tardiness with rent will not be tolerated and will be swiftly dealt with legally.Any maintenance problem must be reported to the manager as soon as possible to prevent further damage.If they disagree with the manager they are free to leave so you can get a better tenant.

I only offer a suggestion to let her out of the lease a month early as it seems like the path of least resistance, and considering the OP is in violation right now by having 1 more tenant than he should have by the state's law, I saw it as a way of resolving both issues with one swift move.
