The median price is still just $90k and I wouldn't be surprised to see it double again pretty quickly.The other nice thing about Michigan is property taxes are capped at the rate of inflation with a max annual increase of 5% per year.The biggest drawback of Detroit is tenant quality IMO.

But maybe that's just me...In your case, it sounds like they have buyer's remorse and are ashamed to tell you after signing, but also don't be surprised if they show up on the 31st.

The only thing that matters is will they pay on time and take care of the property, and you'd be surprised at how many people who fit the perfect applicant do not do either.

I'm a little surprised no one else has mentioned this yet, but if your agent is in compliance with the new rules, they would have had you sign a buyer-broker agreement before showing the house, and I pray before starting negotiations for you.
