In the past 12 months there has been one car stolen, two robberies and 4 assaults.

I had my windows broken out at homes in Rochester Hills, Madison Heights, I have had my tires stolen in Sterling Heights.  

We got that person to agree to an eviction/buyout but would never put the eviction on his record in exchange for his cooperation.The day of the sheriffs eviction,  28 people were removed from the basement along with over 300 stolen bikes. 2 firearms, a giant fish tank suspended 6' in the air.

I HAPPILY pay it for many reasons:1) I want the neighbors to see there are people coming and going and that it's not abandoned2) I like to see the work I'm doing to it as it's completed3) If the air conditioner is stolen or pipes are frozen/leaking or copper pipes are stolen I want to know about it sooner rather than later.For what she charges me, I think I'm getting a deal. 

I do not want to have a situation where Bob uses cash app, Steve uses Venmo, Deloris uses checks, and Bill pays with bitcoin.  

Recently one of my completed projects on the market was broken into and the staging furniture stolen.

About six months in, the copper pipe was stolen out of the basement of one of our duplexes since it was still vacant.  

It gets critical they are now flying there once a month to collect the rent so its not stolen... they get to about 85% occ.. then it starts going the other way.. these are highly transient folks that live there.. and now its going south quick the units that go vacant need big turn over again.. after a 18 months of this they are back to 50% occ. and took an offer of 600k to let the next person who thinks they can manage D class in Memphis take  wack at it.I have seen D class in  Memphis you need it razor wired.. you need full time security and police presence.. it will be almost all female and kids 

If you run a card remotely and come to find out it's stolen, you're on the hook.
