The reason you see a person’s name and all their entities listed in a lawsuit is because Plaintiff (the suing party) attorneys have to list everyone and every entity that can be remotely tied to a cause of action, otherwise, if enough time passes and through the legal process discover that a separate entity or just a person was truly liable and they didn’t name them in the lawsuit, they are out of luck.

Plus, it allows you to offer the sellers a streamlined process without coming across as too "salesy," since you're focusing on solving their problems in a way that's beneficial for both parties.

Find out if you can not renew their lease and what the process is. 

I say take a gamble for anyone in which its even possibly feasible for and trust they're process. 

A variety of things could have caused this.That said, what you've described above is not so untypical in terms of the steps of the process for a fix and flip loan.
