I don't know that the situations were "extreme" are there nicotine stains on the walls and ceiling?

I might consider using a dark stained wood mantle rather than white.

Same with decks and porches, I prefer preservative or stain over paint.

Also the best thing I've found for cleaning tar/nicotine stains, btw (my least favorite thing in the entire world, I would rather clean out a chicken coop)

For contemporary, I go with the glass mosaics and sleek porcelain tiles, grays are popular as are other light colors.Cabinets - definitely custom and depending on style of home, medium to dark stain is great and sometimes white with the option of mixing in stain on the island cabinets to create more contrast.Beach cities - go with modern contemporary.

I haven't had any issues, as none of the tenants I have so far have smoked in the house, but I know the smoke can stain walls and ceilings.Pets:  Not only do I allow pets, but I also allow multiple and/or large dogs. 

Keep in mind, this place was a mess with greese and smoke stains and it going to be a rental, so everything is going to be the same color.

Should I replace carpet that is old and has some stains.

I stain, then use industrial clearcoat over top.

This house that I am buying has several stains on the dry wall ceiling.
