Being able to visit properties, oversee rehab projects, and manage your team is crucial for successful investment.Ultimately, there's much to consider beyond the initial purchase and rehab.

I think we both agree that my team could have done better on the front end at setting your expectations from us on timing and availability of houses that meet your needs.  

Clearly there's a lot more ROI and work for a BRRRR.After finishing David Greene's BRRRR book and combing the forums, my impression is it'll come down to building the right team and doing our due diligence on finding and analyzing deals, estimated ARV, rehab costs, and rent /demand for an area with the most conservative estimates. 

However, exploring out of state markets could offer stronger cash flow upfront, so it’s worth evaluating both paths.A piece of advice would be to focus on building your core 4  team: agent, lender, contractor, and property manager.

It's a little harder to cashflow here in San Diego, but it's possible with the right team in place!

We had PM teams that ran, on average, at 2x staffing for sec8, and FT maintenance staff supplemented with PT and outside vendors.  

I know building a reliable local network will be key, so I'm hoping to connect with experienced real estate team in the area.The military presence in Jacksonville catches my eye, and I'm particularly interested in properties that might appeal to military personnel and the associated contractors.

If you can make some relationships prior to that with agents in the area who do what you want to, you can find yourself on a team or at a strong brokerage that matches what you want to do.

Of course, if the agent has an entire team of people working with him, he might pawn off any contact with a client or potential client to a team member who may or may not be licensed until the buyer gets serious about purchasing.
