Eric, so are you just looking for what type of data is commonly returned to me by someone who has note(s) to sell?

Almost everyone turned into a disaster for the purchasers, as land prices soared and when the land lease ran out 30-50 years the land owner wanted 50X the original rent.  

Record sales, high demand, soaring home prices, low rates; the real estate market hasn't been this hot since before the crash of 2008.

If so, are their any other work around to avoid this?

Our objective in real estate is slightly different than many others - we're over invested in company stock so are diversifying to real estate for less volatility.

If so, are we close?

In my neck of the woods, the older suburbs are much more desirable to tenants and owners, so are appreciating faster than the suburbs that were built in the late 90s through early 2010s, but this was holding true even pre-pandemic in my area.  

I know people say prices are too high but so are incomes and rents are increasing so as long as it cash flows don't think about what it use to cost.

So are you saying wait?
