Assuming you have the drive, capability and desire to be more of active investor/player this is what I would do if I had $10,000 to start out.I would first get really really good at underwriting deals …and then find a property that has a 25% amount of equity upside in the deal day one and also a combination of healthy cash flow that can support the property DAY 1!!!.

Might come out green overall but it’ll be close.bonus: if you’re willing and capable to do an excellent t STR, which I would budget a good $40k-$50k on the furnishing/design/decor (more if you are outsourcing it all) AND are putting down 20%+, you’ll be able to have a very positive cash flow asset.

Till this DAY people are STILL doing this lunacy.No my dude.It is not the verbiage.It is whether or not you can convince them you are legit, capable of buying their house in cash, have the money, experience and know-how to do so.So you honestly think you can do all that with a weird mailer  (especially when the seller gets 30 fo them a week?)

Hi Everyone,I'm playing with the idea of building a Shipping Container Home around Asheville, NC.The plan is to either hold it as an STR, or to sell it.The question I have is regarding Mortgages:* If I hold the property for STR, I will want to be able to Re-finance my money back out (BRRR Method)* If I sell it, I will want to make sure a buyer will be able to take out a mortgage for purchase.

You will likely have to earn their trust at first so I wouldn't expect to have a lead after your first meetup but going there consistently and demonstrating your capability can lead to a deal funnel over time.
