Remember you can't fit a round peg in a square hole without shaving the peg.  

Utility on a product usually has diminishing returns - that is to say, your first ice cream cookie sandwich will be blissful, but your 3rd one 10 minutes later won't be as satisfying.Perhaps the people who chose the green button felt they'd get less satisfaction, less utility, from additional millions, and would rather take the safe - but highly satisfying - bet to receive their $1 million.Personally, I'd gamble on the red button.

If it has more than one bedroom, a tub will be better- families with small kids like tubs.If it is just one bedroom, either, but build in one of those nifty shelf deals down low so a gal has a place for her foot while she shaves.

It's very easy as long as you have some cash to put down and the building(s) have good rent rolls and low operating expenses.

After researching and talking with the company that tested my ceiling, the majority of popcorn ceilings before the 70's have asbestos in them.

I believe that you can shave some of those costs though.

If you've got a bunch of internet resistant tenants that complement each other like a sub shop, liquor store nail salon, hang-out coffee shop and ice cream shop with great sales and long-term leases then your good.
