@John Thedford  I think much of this wholesaling is market specific IE were you have plethora of vacant and semi worthless homes.

Richmond and Baltimore are popular and relatively local markets for investors.Even if your ratios aren't as good semi-locally, I think your chances of success are higher.I would work with an agent and have them show you some recently rented properties on the MLS. 

The only time you start doubling up is when you put questionable credit history/ semi recent evictions in as a hedge against them not paying.

If you want to own 25 for example, you need to find a market that will supply you with properties at that $800/month level.I know that here in SE MI, you're $20k/month 5 year plan isn't too difficult, but you need a plan...and you have to stick with that plan.
