Underwriters scour files looking for it and look at things like when you purchased the last house and the square footage.

If you have gotten pre-qualified, have SOME dollars for a down payment (as low as 3.5% for FHA [duplex only]) just stay persistent scouring the market.

@Paul Botsyan I buy them typically in my market in Delaware, I am also a real estate agent so I am constantly scouring the area. 

Scoured redfin, drove by, told real estate agent, found out sellers were somewhat desperate, asked for 10k below asking and got in contract.How did you finance this deal?

Go on ABB and HA and scour the listings.

I made dozens of phone calls, spent probably 100 hours scouring the internet and vetting deals, and flew down to Houston to check out properties.

I've sust scouring the MLS sites for all multi-families near a metra line.I made an offer on a triple in the Hermosa area of chicago (in the path of progress, but still relatively cheap), but there was a lot of competition on the property and even though I offered 6% above their asking price, they went with another offer (I'd imagine with more cash up front, I'm using a 203k @ 3.5% down)I was looking at the MLS late friday night and a quad popped up in Matteson  (south suburb) literally as I was browsing.

Given this limitation, we would spend months scouring the market, walking properties, and running numbers in search of that home run that would net us $100K+, and make all this work worth our effort.
