Doing both flips and BRRRRs, if possible, would prevent you from locking up too much liquidity into a deal or numerous deals, thus allowing you to continue to scale.

If you have 6 digits coming in cash you can definitely spread that around wisely in Ohio using proper leverage, but I would be careful about planning to scale before your feet are even wet.

Single-Family Homes (SFR) offer lower purchase prices, easier management, and better cash flow, while Small Multifamily (Duplex, Triplex, Fourplex) offer better cash flow, economies of scale, faster scaling, higher purchase price, complex financing, and tenant management.Good luck!
