Factor in as a guess what rents and other expenses will be as wellOnce you do the math you will have a road map. 

What does your roadmap say to do in your investment strategy?

I would recommend setting down with a lawyer and accountant to have it set up right. it will cost you a couple hundred bucks and save you a lot down the road, and give you a road map if you wish to continue to grow.

VA loans don't have a cap on their DTI ratio, they use something called "Residual Income" to determine the veteran's ability to repay.It's best to talk to a lender NOW to evaluate your particular profile and get you onto a roadmap to success.

We have a roadmap item to address and remove these stale listings.

And once you have a road map to those goals, the investment decisions you make have to align with that road map.

Honestly just knowing the little bit of information you gave, if I was in your shoes I would (1) Get a super tight monthly household budget on paper so I was for sure saving more than spending (Saving all my rental income profit) (2) Set realistic and obtainable real estate investment & personal financial goals for the next 12 months with a game plan or road map on obtaining those, and (3) Put an awesome resume together and start searching for a higher paying W2 job. 

They will give you a road map to what they will need your financial situation to look like for them to finance your deals.
