Class C and D areas/properties will always cash flow better on paper, but on paper things like extra repairs, turnover, evictions and such are often not taken into account. 

We are splitting up capital contributions at 50%, but see having different involvements in the repair process.

And you need to keep detailed records of all repairs and improvements.

I find that cash flow is very important so that I don’t have to come “out of pocket” to pay for major improvements / repairs  

to BRRRR something, you need a goldilocks property - something distressed enough that it can be bought substantially below market, but not so distressed that it can't be repaired.
