They are even working on getting me the evicted tenant's security deposit, the missing JANUARY rent since the place is still empty, and covering the cost of my own manager re-listing the property.

I plan on renting a unit and probably getting a roommate or two in my unit to maximize cash flow early on.

You can throw some tents up about anywhere and rent them for something.

You may just want to put 3% down on your next place and rent out this one.

Is this for a primary purchase or build to rent/sell?

I purchased a single family to rent out the rooms and it sent my finical plan completely off course because I was not as ready as I previously thought.

The tenant base, on average, tends to be rougher on the properties, moves more frequently, and cannot absorb any rent increases.  

We are currently building many investment Single Family Homes on independent lots that focus on maximizing rent.

What did you use to pay for rent where you live now? 

.#2 if the owner doesn't want to buy it back, I can begin collecting rent since I control the deed in my name at that point.
