That being said I don't get anything out of sharing this just leaving my honest opinion so others can make the best decision for themselves, best of luck with your businessMy guess (and just a guess) is he's one of these guys that makes money teaching people about "sub 2" vs. making money doing what he teaches.I mean -- after 2008, which is when I started in this business, I did tons of deals that were sub2, wraps, and other creative solutions(side note: I used to share an old blog post I wrote on the topic 10+ years ago but BP deleted my post once as 'promotion' and that's when I removed all info about my company) I don't see any reason to pay someone to teach you.

Lease clearly stated no illegal business and I'm pretty sure he won't be able to pay rent without the additional cashflow he had coming in.Tenant actually put the house address on a website for rub & tugs (rubmaps.ch)- that we are trying to get removed.

They offer so much in all the paperwork, scripting, and more to remove the problems you mention so the "error" part of trial and error is mitigated.

You would have to have the owner of the property file a motion for a hearing with the creditor and bankruptcy trustee, to get permission to sell the property, essentially removing it from the umbrella of the bankruptcy.

But neither of them ever told me to remove him and if he's still paying rent sometimes then it made sense to me to keep him on it.Does anyone have thoughts/advice on this situation?

Same for a collapsed sewer pipe - they won't pay for the repair to the pipe, but they do need to pay for the damages caused to access that pipe like removing flooring, drywall, concrete, etc.
