In the past two months: we spent $9,200 rehabbing an apartment after a tenant left us with a disaster of a unit, bought another property for $55,000(9k down payment), are currently rehabbing that property which is going to run us around $8,500, and last night we had a refrigerator pass away that we have to replace tonight(probably around $400-500 thanks to the Memorial Day sales).

Judging from Graigs list and Realtor.com rent would be around $800.00.From the pictures, a new refrigerator will need to be purchased and wood floors will need to be redone.

You have refrigeration, Air Conditioning, a smart phone, the internet, Air Jordans, two computers, take vacations, go to college, 37 flavors of ice cream, have 365 channels of TV (I didn't say they were worth watching ;-) health insurance, life insurance, fire insurance, auto insurance, home owner's insurance, SDIRA, 401(k), plastic surgery, viagra, fast food and can call the shots of just about anything you want to do or be.I grew up in a 790 sq ft house with 4 brothers, a cousin & aunt and my folks.

Unfortunately, I came out around 45k, but with a new AC/Furnace/stove/refrigerator/washer/dryer, I shouldn't have much in the way of mechanical expenses in the near future :) just created an LLc also and I'm in the process of warranty-deeding it into it's possession.
