James Wise NAR Lawsuit Settled! Offering Buyer Agent Commissions in the MLS now Illegal!!!

The big loser in this will be the agents who just got random Zillow leads or put out a ton of marketing and just had random people call them, that model is likely dead, I think it’s entirely possible if not likely that commission’s fall across the board, in general I’m not a fan of agents, that said I feel like alot of people are making generalizations who have never spoken with a client before, I generally talk to a client multiple times either in person or on the phone before I do a bunch of showings and waste my time, because of that I have pretty good idea of the parameters of the transaction before we start looking, so if it’s a cash buyer this really isn’t an issue, if it’s a 1st time home buyer with no money I’m gonna tell them if we need a subsidy to close we probably want to look at houses that have been on more than a week (it appears that agent commission’s can still be posted publicly just not on the mls, which I think is stupid but nonetheless will I’m capable of copy & paste adressess) if the person is looking at a high & competitive price point, I might reduce my fee to make the transaction easier, this is definitely gonna be a hurdle and probably drive commission rates down, but the actual buyers agreement to me is the one good thing to come out this, to me it’s to everyone’s benefit to set the basic parameters ahead of time, and agents are going to need to really understand the buyers full financial picture before getting it signed and coming up with a plan but that should have been happining regardless imo.
