These are refundable based on inspections unless the contract strickly prohibits it.

Sewer access is down the street a half a block too, so that was prohibitive.

@Mark Sewell  IRS rules prohibit you from benefiting from the IRA and also from providing benefit to the IRA. 

One of the challenges that keeps many boarded up properties that way, is that the cost of work required would be prohibitive because it might be more then an investor would be willing to be invested into the property. 

CA requires $800 LLC annual fee, which makes it prohibitive to have multiple LLCs.

What it does is prohibit the tenant from getting their voucher reissued so they can move until they are either in compliance with our lease or we give permission by way of a mutual termination.  

I might even be able to get away with a slightly lower bid on the property in exchange for a chance at a higher payout in the future.My initial concern is that their cut might have to be cost prohibitively high in order to be appealing.

My rental agreements all state that overnight guests for more than ten days in any 6 month period is prohibited.
