I just found out today that one of my tenants didn't pay rent and was sent a pay or quit notice but the notice provides them 30 days to pay or quit. 

My software provides me with that data so all I do is print it out and give it to may tax accountant. 

I believe it will be enlightening and will provide some clarity to my post.By the way I am retired on RE investing (actually i have made enough money in 3 different sources for most people to retire on any one of them).

For me personally, our STR and our little inn provide more than half my family's income so I feel I have a fiduciary duty to my wife and kids to maximize that. 

@Timothy Frazier  This will be tough as the HML will want a 1st position loan, but so will the other lender providing the rest of the funds. 

More likely is that they have been 'touched' by a many people providing the same service and narrow their selection to the few where they formed an favorable impression.
