I love the concept especially given the need in your market for storing things like snow machines, boats, rvs etc, but also for repair or general "fab shops".As long as you are seeing the demand in your specific market for these spaces, and perhaps its worth getting some leases signed up prior to breaking ground but thats a personal preference thing, I think the numbers look promising if the use case is there.

We would prefer something that allows us to sleep peacefully at night.

You can make checking accounts for the deposits but I prefer Savings accounts because it produces more interest that the landlord can keep here in NC ;)

I will say this I am reaching a wall in honing in on why I am outperforming my local market occupancy wise and trying to fully understand what exactly I am doing different and how I can add to that whilst maintaining a niche that others will have a hard time replicating.

Whether or not you hire a PM or continue to self-manage, I think this comes down to your preference.

I actually prefer some of these search and map features over the MLS.And those that think they can save $$ on commissions will be disappointed.
