I would recommend you start by downloading your landlord tenant laws for your state..Then set your rental criteria,, credit score, income, (= to 2 or 3 time the rent ), occupancy limit per bedroom size of apartment... no cosigners,No pets,, no smoking,, what ever..but it stays the same for everyone.. 

Did not charge for damage to new kitchen drawer, damaged doors, or replacement of pet damaged carpeting.

My property manager has no problem with this and gives me a call to provide some background on those top contenders (i.e. types of pets if any, special circumstances, potential red flags, etc.).  

It is my understanding that you will pay first/last but not an additional security on top of that unless you have a pet.

Some of the front doors I have in Euclid are about $650-$800.00 a month rental rate, plus I charge $25.00 pet rent per pet.With an up and down Duplex, do you pay for water or is it seperately metered?
