I think you bring up a good point of considering offering higher returns to investors if I have to begin to search outside of my network.But my original question from the post still remains, where would you recommend I search for people interested in an opportunity like this? 

But otherwise the best way to get in front of people is through either word-of-mouth like you're doing or paid advertising on Google, Meta, Pinterest etc., I think there's a lot to building a "community" like feel for your tenants that may include events, giveaways, etc., to get them to engage with you and elevate their living experience.  

I am partnering with with other people who want to invest in real estate and they have money but they don't have the time, experience, or knowledge of how to invest in real estate in a way that makes a lot of money quickly.

There is an incredible amount of points to consider when weighing the options on something like this and honestly, I don't recommend it to very many people at all ....even seasoned tradesmen and investors.

The truth is, people are suckered by this all the time.

Plus, I’m not a “people person” and I know my weaknesses. 

Check your insurance, I’ve seen a lot of people specialize in renting to group homes or care facilities so there must be a commercial policy for this.

And the split is whatever you decide on. 50/50 is what a lot of people usually do.

There are some people that get lucky and earn cash quickly, but they generally hide the fact that it was pure luck or how much work was involved.
