I’m defining general light work as plank flooring, painting, minor electrical, etc..For example - is it fair to estimate flooring labor as $3/square foot?

If its a paint and flooring renovation that is a much different risk profile than a complete gut job.

Junked it out, cleaned up landscaping, drywall repair, texture, paint, new interior doors and trim, new waterheater, new floors in kitchen. some new floors, countertops, new roof, painting cabinets.

Insurance has been a pain lately.Our last company claimed we had peeling paint at our stained cabin.

Thank you for the response, the renovations are minimal, (paint, drywall tape repair, landscaping).

If he does move out and has been there for 24 years, my guess is you are going to have quite a few expenses (ie new flooring throughout, paint and possibly updates-countertops, etc) just from normal wear and tear. 

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.ere are some progress pictures.News, we are closing on a house and have a duplex under con .

Usually plan on permits unless it's a paint and carpet rehab.
