Plus Caldwell is putting significant amounts of money into rehabbing downtown, and with the Costco in Nampa doing $1 million in sales per day (outperforming the Boise Costco), Costco is wanting to put one between Caldwell and Meridian near Middleton, due to projected growth out that way.  

Low cap rate markets tend to outperform high cap rate markets.
