So anyway one can pay the  20k and get some basic theoretical knowledge but one should be realistic this is a big cash up front business.. your not going to find consultants doing this work on the come.

But also, even as Joe points out in his book, the true value of a syndicator is pulling together all the pieces.  

1 Checking and 1 savings account is all you need.

If its all single family homes around then it very well may be zoned R-1 residential which is for single family homes only.

They have already done all the hardest work.
