I bout one in 2019 and it has turned into a gem for me, but at the time, it would not have been 1.25

if you buy it yourself and turn it into a live in flip and absolutely crush it, great!

@Samuel HudsonYou could consider being an owner occupant until it’s rent deregulated though you’d have to confirm how long you would need to do this as I believe the rules recently changed.You could look into turning into condos.

Also turns out we had some important mail go there etc… so civil correspondence ended up worth it.  

It's not as simple as simple as buy now and hope that "time in the market" will produce a win for you.

@Rolayne TaylorI most certainly agree with Min, turn-key is a great way to continue to grow your portfolio. 

I am still hoping to crack that egg before I turn 35. 

I have flown into north bend many many times I would go on IFR training flights from Aurora and my go to  was first to Newport then shoot the approach into North Bend  which takes you about 5 miles out into the ocean for the procedure turn.. always could find some actual weather there..

Now have a portfolio of 6 properties with some that are owned others just managed but turn key operation for sure.
