You have to send in documents, wait, get permession, get called/emailed back, THEN get permission to do normal things that take 30 seconds on a normal online bank portal such as a same day wire transfer.  

In the inner City those neighborhoods tend to be densely populated with residents who own their homes and when there is a vacancy the home is normally purchased and flipped by investors watching the MLS like a hawk. 

The teacher did try and have us study balancing a check book and calculate interest rates but the class was meant for kids who couldn't pass normal high school math.

Some folks have gotten used to low quality landlords that don't fix things and think that is normal.  

You can normally work smarter not harder simply by investing in better real estate.The last thing I will add is the notion of cash flow and BRRRR being dual objectives.

Unless you really know Baltimore I consider buying there gambling , not investing .

@Andrew CosmeYou should close just as if it was a normal sale and get a title company to create the loan docs, get title insurance and sell you the property.I strongly recommend you go through a title company and do not do a closing that was based on docs found online etc.

When accelerated your reviews are completed in  business 10 days which adds up especially since you rarely obtain a billing statement without at least one round of comments and normally multiple are required.
