They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days. 

Send written letters, nice stationary, handwritten envelope, explaining why you selected his property and what your vision is for it.

They see it online, it’s nice inside, but the street it’s on is rough.

If you work with real estate investors, it's nice to be relatable to your clients as well. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Toledo, Cleveland, and Dayton would get you a nice turnkey property at that price point

Is it near a nice beach for STR?

I'll track studio, 1BR, 2BR, etc. as well as location and how nice they are finished.

This entire conversation in my opinion comes into play for a group or entity that may have 50-100 STR's where the branding will matter more but to be honest from what we have seen when they get that large they usually have lack luster service and subpar reviews- in the end someone that is 1031'ing mostly cares about that cash flow at that level and that's why and mostly only why they care about buying a brand. 1-15 units and a brand is nice but in my opinion wont break a deal- we are trying to do it but in the end its more for our guests to have a simple streamlined way to book with us.
