I'm not (at least not for more than 2 of my units).I don't deal with ACH, tenant screening (professionally) and all that stuff that's offered with these services.What I do need is a program to easily add a new property/unit, put in the rent, any recurring or one-time costs, mortgage info, purchase price and associated costs and the same for any sale transaction on the property.

If they latch on to Dave's principles, there's decent likelihood that they will remain renting for a while, and the class is only $100.I've heard of free carpet cleaning for renewing a lease, and I've heard of reimbursing ACH payment fees for on-time payments, but I'm curious if there are other ways to keep great tenants using creative ideas?

I've never waited longer than the start of the following month to get paid for a new tenant start, and each month they pay promptly via auto-ACH deposit by the 3rd.Further, I almost always get higher rents from Section 8 than I do for non-Section 8 within the same development (I own several Townhouses in the same community).

You can accept payments by ACH or credit card and choose who pays the fee ($1 for ACH, % for CC).
