Thanks, Cheryl complex no kidding this is absolutely not appropriate for your average passive investor..If they dont perform it takes a big amount of money for some attorney to unravel it for you.

Are you looking to get an investment property at 20% down or a primary residence you can house hack (rent the rooms in the house you are living in), or a primary residence (better for people who are married/have kids/don't want roommates) where you live in it for 12 months then rent it when you buy your next property to repeat the process.

It was not like this 20 years ago. 18 year old kids know how to househack a duplex and buy a house with only 3.5% down.

Usually it is a few extra kids but we do get mid stay requests if a couple could come visit and stay a night and we always say yes with no issues.

Keep your head - your wife and kids will appreciate it :)

In the ideal scenario, we picture keeping the property as a cash flowing asset forever and letting our kids deal with it after we die.BUT, if that doesn't happen, and we decide to sell in 7 years or 10 years, I'm going to kick myself for losing out on the capital gains tax exclusion of $500k.
