It would be wise to acquire undervalued rentals in these areas and rent/hold until prices increase.My thoughts are, pretty much anywhere within the 610 loop and close to a major freeway will be big in the coming decade as more people migrate to Houston.

Interesting article on philly.com about the huge number of commercial units available and coming online in the next couple of years: http://www.philly.com/philly/hp/news_update/326517...Combined with a net negative migration out of the city last year, I'm wondering if Philly would be a bad area to look for an investment property, despite the "get your first rental unit in your own backyard" guidance often given.Is anyone able to provide any advice on this?

Yes, there is migration to fast growing cities, but the vast majority stay where they are.In areas of fast growing rents, the poor are forced out, but they typically stay in the same metro, just to a relatively cheaper area.
