Set aside something each month to cover for it when it does need repair or replacing.Hot water tank: 10-15 yrs max life, $650 if installing yourself, otherwise $800Furnace: also 10-15 yrs max life, $1500-$2000Roof: $7000-$17000+, depending on size and condition.  20-30 yrs max life.

I've have many discussions about trying to remove at 80%, or 78% of the initial appraised value and they're not having it, though I don't want to refinance as it's at 3.5% over 30 yrs.

Without a discount I think you'll find the $9k ish in closing costs and the higher rate will make you wish you saved for your next purchase organically  5 or 10 yrs from now.I'd wait a year or 2, ask the seller for a discount and save up for your next buy.

House is in need of the following capex items soon....Roof/Gutters/Insulation and Third Electrical curcuit box (Common area).If I used a Heloc to fund the capex items it would take 4 yrs of investing all cash flow into paying of the Heloc.

@Caleb Heimsoth good point, tenant is retired @Frank Chin I never really considered the tenant at as a PM but you are right My gut tells me raise it $15-20 in a few more monthsIt would cost 5-7k to rehab the unit It hasn’t been touched in 40 yrs
