AZ is not prone to major natural disasters so investing there is less risky with regard to those types of setbacks.

I think it would require a major asset heavy backer to provide the confidence the investing public needs to scale to profitability.  

I'd say the majority I've found are for accredited investors, though I know there are a few that are open to everyone.

Broadstreet Private Equity.They have several offerings including an infrastructure fund where they develop subdivisions for major national home builders in the Carolinas and Georgia.They also have started a store n lock fund in partnership with Public Storage , a cryto mining fund and I think a restaurant fund.I am primarily interested in the infrastructure and store n lock funds.Also, does anyone have any suggestions on back ground check services?

I have a in depth background in construction and tend to understand what quantifies as a major issue more then most. 

With your background you know damn right well that private real estate syndications are unsuitable for the VAST majority of visitors to BiggerPockets.
