They want them vacant so they can get it, do a lipstick job, and flip for cash. 

What is your target flip profit on a lipstick flip(10-15k renovation tops) on a property with arv of 220,000. looking at a property in seminole heights tampa florida.

Place likely needs a lipstick Reno anyway.

I rather pay someone to do a good job then have the seller put lipstick on the pig.

@Jay Hinrichs and I have both commented on a turnkey thread where the poster stated the rehab was $9500 or thereabouts for a house, and we both said that might barely get a lipstick type rehab done when you are paying others.Lots of other good input in the other posts.

That is unless your remodels include lipstick jobs and cheap carpet.I personally wouldn't take this deal, too much work, too little reward with what you have presented. 

Does anyone have a recommendation for a licensed contractor to handle basic rehabs... lipstick jobs?
