Mildly worn carpets will need to be replaced sooner than cheaper rentals and minor scratches or imperfections here and there will be expected to be fixed where renters in slightly cheaper rentals will tolerate a little more wear and tear.

Chat is an imperfect medium, particularly because it is difficult to construe people's words and because often people are "typing" over one another.I'm glad that we managed to get a nice group together, and hate to hear that there were some problems, but that is bound to happen.That all said, we've found a new chat provider that I think will improve the experience, as it will allow for video chat where we can see/hear one another.

Thinking maybe it could work for an imperfect BRRRR where not all the cash is pulled out...rather than 8-12% for a private loan, you pay 4-8% and then something like a 10% stake in the cash flow based on the money left in the deal?
