Develop "herd immunity"?

At some point soon we’ll have a vaccine or have herd immunity.

But, when the market crashed even here in Silicon Valley, we lost 25% of our tenants overnight, other apartment complexes with lots of amenities had giant signs on the buildings that said no credit checks, free first month's rent, no security deposits - not kidding.What we learned was that student tenants are crash-immune. 

How does immunity work? 

Soooo, multifamily investors are not somehow magically immune to comps or market forces as you seem to claim they are. 

Tenant is immune till end of Jan. 2021 (and longer if Governor Newson extends the moratorium). 

If California is now the birthplace of civilization, then I guess it is immune to the things that happened to those insignificant places like Tokyo, Barcelona, London and Sydney.California is great again - no doubt.

The elderly who are not mobile (diminished lung condition) or any other health conditions (high blood pressure, diabetes, immune compromising conditions such as past cancer treatment) could increase the risk.

Lessons learned in the last month are rentals are not immune and proper reserves are a must.
