I can pull numbers from my backside too, but his numbers seem absurd at face value. 

For some unknown reason you were tested today, you saved a fellow human's life, and showed what you are made of under pressure.

If I were in your position, I would sock away as much as humanly possible.

But frankly, buyers are human and not completely rational, so the best you can do is guess what someone else is going to be willing to pay and pad your numbers.

But what I can not understand is why does a 300 dollar payment difference make the deal completely absurd vs. amazing. 

I suggest not caring, just as i no longer do relative to baltimore city and its corrupt absurdity, fueled by stupidity. 

On one hand you want to be humane, but on the other hand bad tenants can make your life miserable chasing them for a few hundred bucks.

Just like I think the majority of the human race are good people, most of my tenants are normal, reasonable, good people.In general, I don't think society thinks poorly of landlords and other REIs. 

That does sound like an absurd lie to me.

The project involves taking apart approximately 300 feet of line and redoing the connections and recharging the systems. 2K to have it charged is absurd.
